Are they getting those kind of prices?

No. The prices that you are seeing on actual closing sales on mid-range cars (that is, neither "non-project" nor "non-concurs-correct" cars) seem to vary between ~$17K and ~$23K for J-Code and C-code cars based on condition (very rough estimate). Plus $3K to $4K for big blocks. Tend to see closing prices on ebay that are lower than average by ~15% and prices at auctions that tend to be ~15% higher than average.

I think you're a little light. Prices have been increasing lately.
Check out these sales.

Hmmm... depends on what you mean by "a little" and what condition you assume. I saw that thread and posted to it. Still think the price range I noted is a pretty good swag.

Recently some of the ones that sold:
C-code (sales price): $17.8K
http://www.ebay.com/itm/Ford-Mustan...259097&rmvSB=true&autorefresh=true&rmvSB=true

Big Block - X-code (asking price - no idea what it actually sold for but I'd guess a 5% to 10% discount from asking at least): $26.5K
http://www.cars-on-line.com/78953.html

Another small block I saw recently, locally, was asking $14.5K for a numbers matching, low mileage, C-code, California car, original paint (which was the only thing I saw that could have gotten a refresh). I would have bought it except I already got one

Certainly the auction prices are higher but there are just enough people who show up at those auctions with more dollars than sense so that the prices are skewed higher... Example: If I recall correctly there was a J or C-code GT/CS that sold, what 9yrs ago or so, for ~$40K+... pretty sure there is a thread about that one on this site somewhere...

Costs are increasing
My current CS Highland Green car has passed the $30K mark. Paint, body= $10K.
O/H engine, interior (Deluxe upgrade), AC upgrade, a myriad of parts= $8K.
And I don't count labor- it's my hobby. When I finish it, and someone wants it,
I simply add up all my receipts & costs- and that's it. I consider myself fortunate
to have a hobby that pays for itself. I guess I'd call it a labor of love.

Looks like the highest bid it got on ebay was $15K...
http://www.ebay.com/itm/Ford-Mustan...h=item4d34bce891&item=331597277329&rmvSB=true

Pretty big bid-ask spread: $15K - $38K
(even considering low-ball bids on ebay)

It's back on ebay again...

IMO, this is a nice enough car that the owner should take it to auction if he wants to get a reasonable price. However, I doubt (but would be pleased) if he gets anywhere near what he's asking...
